The Kirchhoffer Ontario Block, Ca. 1845 building dates to the earliest period in Port Hope's extensive downtown commercial district and is located in the Heritage District. Designated under Part V of the Ontario Heritage Act, for the Walton Street Heritage Conservation District.
Lovingly restored by the current owner in 1980, the entire infrastructure (wiring, heating, plumbing, etc), brickwork, heritage-style windows and storefront were replaced or restored under the guidance of Peter Stokes, Restoration Architect.
The main-floor store area offers reclaimed heavy-duty pine floors, a soaring Victorian tin ceiling, 2 bathrooms and a utility room. The open concept retail space with period details has both access to the Ganaraska River to the east, and centre door access with matching bay windows on each side to Walton St. This space could see a multitude of retail uses. The basement entrance is located in the main floor retail area and can continue its current retail use or become a storage area.
Accessed by a separate doorway on Walton St, there are two very large and bright apartments, one on each floor. The second floor apartment's large principal room has massive windows facing both the river and the street. This space has in the past been used as a gallery and could be used as office space or continue to be a grand sitting room as part of the apartment.
The third floor apartment also offers huge open concept sitting room and kitchen/eating area. There is a fourth floor loft area which works as a large bedroom.
Both apartments have an emergency access at the rear and offer fantastic views to the river, Lake Ontario and Walton St.
This is a premium quality building with a waterside downtown location. Rear balconies, with permission from the Planning/Building and Heritage Port Hope departments, could possibly be enlarged to be waterside terraces/decks creating an outdoor "Room with a View".
